Dorchester County announces Port95 groundbreaking at Winding Woods Commerce Park

SUMMERVILLE, S.C. (October 12, 2022) – Dorchester County is happy to announce a groundbreaking ceremony celebrating the Port 95 Business Park on Wednesday October 26, 2022, at 2:00pm.  Located in Dorchester County at the 1,300 acre Winding Woods Industrial Park on Highway 78, near St. George, SC.

Branded “Port 95 Business Park” to emphasize its location near the I-95 distribution route taken by imports arriving in the Port of Charleston, the 125-acre site was purchased by Janko Group LLC in October 2021 after initiating design of site, offsite, and building improvements in early summer 2021.

Janko is proceeding with the speculative development of two of the three buildings in the park – Building 1, a 978,000sf cross-dock distribution warehouse building, and Building 2, a 242,000sf single-loaded building adaptable to manufacturing or distribution.  Building 3, a future 240,000sf single-loaded distribution, manufacturing, or refrigeration building, will be constructed at a later date.

Peak Construction Corporation is the general contractor with Seamon Whiteside as the civil engineer.  LS3P is the architect for Building 1, while McMillan Pazdan Smith will be the architect for Building 2.

Site construction is underway and both buildings are scheduled for completion in 2Q 2024.

Janko has ventured the development of Port 95 Business Park with Cresset Partners, while Bridge Commercial has been engaged as the exclusive leasing agent.  CIBC Bank NA is providing construction financing for the project.

QUOTES:

We are very excited about our entry into the Charleston industrial market.  It has been a pleasure to work with Dorchester County and the South Carolina Ports Authority to enhance the success of our project.  Given the strength of the market and current difficulties financing new projects, we believe our timing is right.
Gary Janko, founder of Janko Group

Bridge is fortunate to be involved in this project. Port95 will benefit from the competition for functional industrial space between manufacturers and their suppliers locating to the Southeast and distribution center operators seeking to be near the ports of Charleston and Savannah.
